New service station proposed for Llangothlin

A new service station (incorporating the Post Ofiice and general store) is in the planning stages for Llangothlin

A development application has been lodged for a new state-of-the-art service station at Llangothlin.
The proposal, submitted to Armidale Regional Council, is being led by local developer and Councillor Eli Imad, who purchased the existing Llangothlin Fuel Stop and Post Office over two years ago.
Mr Imad said the location — the only fuel stop on the New England Highway between Guyra and Glen Innes — offers untapped potential to draw in passing traffic.
The development will include EV super chargers which he believes are lacking as part of current infrastructure.
Progress on the project had initially been delayed due to concerns about highway access, with early assessments suggesting that extensive slip lanes would be required in both directions.
However, updated traffic engineering analysis found that based on current traffic movement the slip lanes are not required to the original extent.
The first stage of the project includes the demolition of the current facility and the construction of a modern petrol station, general store and Post Office.
Mr Imad hopes that demolition could begin by late 2025, with full construction underway in early 2026.
“I’ll be prioritising local trades and businesses during construction. If they’ve got the time, the job will be theirs,” he said.
“We’re expecting to create four to six full-time jobs once the site is operational, and we’re in talks with potential tenants which could lead to even more employment.”
The development also includes a large commercial space that could be divided into multiple tenancies, with a car park planned for stage two.
A future stage could include a small motel, further enhancing services for highway travellers. Discussions are ongoing with retail and service chains interested in establishing a presence at the site.
Mr Imad said the local community is supportive of the proposal, with some already expressing interest in employment opportunities.
“I’ve developed large commercial warehouses in Sydney, but this project is personal. It’s about improving services, supporting local jobs, and investing in this community” he said.
The development application has been lodged with Armidale Regional Council, however final approval will be outsourced to a third party due to the fact that Mr Imad is a sitting councillor.
If approved, the development is expected to transform the Llangothlin stop into a service hub for both locals and travellers alike.
